	An easement is a right exercisable over the land of another. But in Hong Kong land is owned jointly by all co-owners of a 'lot' or 'section', together with individual rights of exclusive possession of part. Since a person cannot have an easement over his own land, such rights when contained in a DMC are properly treated according to the complex rules for covenants.
